One of the most interesting articles in the paper this week was Frank Vandersloot, founder of Melaleuca, is now worth of a Billion dollars. When he started Melaleuca in 1986, they did $1,000,000 in sales. This year Melaleuca is set to sell close to a Billion dollars. As near as I know, I believe he is the only billionaire here in Idaho Falls.

This business creates multiple jobs here in Idaho Falls. Our economy here in SE Idaho is pretty strong compared to some parts of the nation. I heard that in California for every home for sale, 1 of them is a foreclosure.

Here in this area, it is currently 1 foreclosure for every 20 homes on the market.

I finished up refinancing my personal residence this week, and was surprised that my home has not dropped in value since I bought it. It just goes to show you that if you buy a home right, it will hold its value and go up in value when the market takes off.

Of course the best way to find a good deal is to check out my foreclosure, new homes, bargain homes, and homes with 100% RD financing. Homes across the board have dropped about 20% from the peak in 2007. Now is a great time to get into a new home.

How to buy wholesale in the Idaho Falls Real Estate Market

So you want to buy wholesale?  The best way is to get on my email list  so you can get my newsletter every Monday.  The homes that are good deals are:  foreclosures, reduced homes, or bargain homes (list price divided by square footage.) 

When you get on my email list, I explain what is going on in the market.  What I sell are mostly foreclosures, new homes, and reduced homes.  I also sell a lot of homes that qualify for 100% Rural Development Financing.

I break down the market depending on what you want to search for.  Some people want acreage, some want a luxury homes, and some need a home under $100,000.

There are a lot of homes on the market just sitting there with the owner praying and hoping that someone will buy it.

I work with the working guy who wants to look at homes in the afternoon or evening.  I can also show homes on weekends.  I will work around your schedule.

What is currently going on in the Idaho Falls Real Estate Market

SE Idaho Real Estate News
There was an article in the paper about Areva hiring 1400 construction worker in the Spring of 2012, after the facility is built, it will create 400 permanent jobs.
The article also went onto say that because Areva is coming to town, that other businesses are planning on coming to town.
Jobs are what drive the real estate market.
Reduced homes with low interest rates, make SE Idaho the perfect storm.What I see is a window here.
I think that if you are thinking the homes will go lower, that it really is a gamble based on what I just wrote above.So if you see something you like, write down the MLS number of the home you like, and let's go look at homes. I can get you in a new home in 30 days.
